Who pays for filing fees, appraisal fees, legal fees or any other fees that may become necessary?
We pay all the fees! There are no upfront or hidden fees and you pay nothing if we do not save you money.
Can my Property Taxes be INCREASED as a result of your representation?
NO. Your tax assessment cannot legally be increased as a result of challenging the assessment.
What if I have recently done substantial home improvements on my home; then can my property taxes be increased as a result of filing the protest?
The answer is still NO. The taxes will stay the same or decrease. Your home will be reassessed when there is either a town-wide reassessment or you subsequently make improvements to the property.
What are my chances of success?
The vast majority of cases we accept result in a tax reduction. Average tax reductions and savings vary by Town, but we always fight to obtain the maximum reduction on your behalf, and have a long list of very satisfied customers.
What if I miss the deadline
to protest / challenge the assessment?
Unfortunately, there are no extensions to the
deadline for challenging the assessment! DON'T
MISS THE DEADLINE! If you miss the deadline,
you have to wait until the following year to
file a grievance, which is why it is important
to act quickly and contact us right away. Once
we enter your information into our system, this
will ensure that you do not miss any important
deadlines.
Am I required to attend any
hearings?
While some clients prefer to attend hearings, it
is absolutely not necessary. AAA Property Tax
Appeal, LLC handles all the paperwork, filings,
preparation, and appearances on your behalf.
Can my STAR (or other exemptions) be affected by filing a tax protest?
Filing a tax protest will not affect your STAR or other real estate tax exemptions. Your exemption savings continue irrespective of what happens with your tax appeal.
Can I appeal my property
taxes as of right?
Yes. Savvy owners usually chose to appoint an
agent on their behalf, familiar with the
required forms, the proper method of completing
them, and the proper back-up documentation
needed to support your case. There are many
technicalities and other procedural defects
which can render a filing defective, and the
case dismissed. Unless you are familiar with the
proper rules and procedure, and are prepared to
spend a significant amount of time fighting your
Town, it is not recommended to grieve your taxes
without the assistance of a professional.
We often receive calls from people who filed a grievance at the Assessment Review Board and were denied any reduction, and then want us to take over the process. While we are happy to accept all new clients, we often find the paperwork has been improperly filled out resulting in potential negative consequences in subsequent proceedings.
